Unfortunately, hiring the “right contractor” can appear daunting to many homeowners because they are unfamiliar with the entire remodeling or renovation process. So here is a quick overview from start to finish.

1. The homeowner hires an architect/designer to create the project blueprints.
2. The homeowner submits plans to the city/province for approval.
3. The homeowner receives contractor/subcontractor bids based on approved plans.
4. The homeowner obtains the building permit.
5. The homeowner hires/schedules/supervises the needed contractors.
6. The homeowner schedules all required inspections.
7. The homeowner pays all the material and labor invoices.
8. The exhausted homeowner enjoys their completed project.
   

Alternatively, the homeowner can hire a residential general contractor to handle steps two through seven and go directly to enjoying their completed project (without the stress or exhaustion).

This process is sometimes called “residential project management,” primarily when the general contractor does not provide direct labor or materials for a project. Instead, they manage the suppliers and contractors to meet client expectations and completion dates.

Another option for homeowners is the “design-build” model, in which the general contractor acts as the singular contact point throughout the remodel or renovation process. In this scenario, the general contractor works directly with the architect/designer to eliminate step one for the homeowner.
